a mortgage and lender which suits your financial situation
secure an 'in principle' offer. Be honest with yourself
and the lender as to how much you can afford to pay out
each month.

you have a property to sell choose an estate agent carefully.
Ask family, friends and neighbours for recommendations.
Check out several agencies personally. Make an office appointment
with a manager or partner and ask about the overall approach
to selling, advertising and photography.
Decide
whether you will show the property yourself or leave this
to the agent. Study carefully the presentation of sales
details - and their accuracy. These can be a real tell-tale.
When
preparing to buy, give estate agents a precise specification
in terms of favoured locations and property size. Stress
essentials such as number of bedrooms, bathrooms, toilets
(up or down), office/study, reception layout, en suite facilities,
size of garden and garage. View as soon as possible if a
likely prospect comes along.
Be
realistic. Few homes will meet all your requirements so
be flexible and view 'possibles' as well as 'probables'.
Compile
a priority list of 10 vital factors to home happiness. Agree
this list with any partners involved in the purchase before

that most people compromise - eventually.
