Well that was part of what I was trying to say John- that every one who has obtained permission to build along that coast has had to get through a planning process and that everyone who has had a mortgage or private survey done will have had a search made on their behalf. So if they have, then there may be some shortcomings in the information/advice that the councils have on record for making planning decisions. I have no idea what solicitors would look for when conducting a search but if no one has commissioned a risk assessment for a stretch of coastline there isn't going to be anything on record for a search to find. I wouldn't think they take it upon themselves to comb through academic papers or BGS publications.

I have never understood how permission was given to build those houses where Jill lives. I have seen that land flooded on so many occasions - that ditch was never able to cope. I remember Kevin Green boating over what is now Jill's garden. It all looks so nice in the summer............

Bet there's somewhere like that in every village. I sometimes wonder who was the first person to tell ( probably with a bit of teeth sucking and head shaking) the owner of a new bungalow in my " home" village that his new purchase had been built on top of where a farm pond had been filled in, a place that always kept naturally well full of water.

I wonder what would happen then Gardener where local councils have given permission to build on a flood plain.They know the dangers.I find it all to be very confusing.i.e We objected to planning permission for building supermarkets on what the council designated "Green field site" The objection was turned down because it was deemed a green field site is only a buffer zone.So who does carry the can when these areas flood.The high court judge who allowed the buildings to be built?John

Heavens knows John- even councils who want to stop inapproriate development get challenged and ministers end up giving permission. There's a new development on the way into Yarmouth.It's on a piece of land called the village Marsh I believe, pretty much at sea level, used to be in the estuary- they found a Roman harbour wall years ago in the vicinity. Every one objected-too low, too much traffic, schools too full but ahead it goes. I would think they are having to build on rafts or deep piles to avoid subsidence problems-idiocy.

Well the flooding seems to be following me about. Having a lovely day out at Wimpole Hall in Cambridgeshire, yesterday the heavens opened and in less than 10 minutes the place was awash with the basement rooms being flooded by a flash flood. Customers had to wade through huge puddles where none had been just minutes before.
Speaking about building on flood plains, we had five different searches taken out on our bungalows in our close six years ago and not one gave the risk from the ditch or of course we would not have proceeded with the purchase.
I went with my daughter last year to Martham and asked the office of the builders of a brand new development, if this had been looked into and they denied any knowledge of this and refuted that any builders were doing it and tried to make me feel very uncomfortable for bringing it up. They gave assurances I knew they could not keep and when I asked them to back it up I was told in no uncertain terms if I was not interested in buying, why was I there. So this is the tactics they are using to get the buyers to buy these new properties.
I was interested to see that 100 million will be allocated for sea defences in the next 50 years. Pardon the pun, a drop in the ocean and if most of this money is not spent very soon, it will escalate to many more millions and there will be less and less in years to come as prices and inflation erode the purse money.
I say, forget 50 years, get that money to the places that need it now, I do not believe in promises from a Government which is on its way out.

I would have thought that such an idiotic building project would be impossible to undertake gardener.
The fact that it is going ahead proves beyond all shadow of doubt the existence of the local OBN and the effort that goes in to keeping all the facts from the general public.
Some tell me that criminals run GYBC.
Is there any truth in this?
For sure if Norfolk had an honest and fair system of local government, nobody would stand any chance of selling or renting such worthless property.
Of course GYBC are used to risking lives with their property dealings.
My daughter has still not received anything from GYBC for causing her daughter to catch pneumonia with their disgusting sud standard housing.
All fully proven in the EDP and on record.
GYBC do not care in the slightest for the lives of those they lord it over.
I will never rest until these filth dealing liars are dealt with.
